Client Objectives/Brief: With an empty floor and little interest from tenants, 151 Property Group wanted to subdivide the floor into 2 tenancies, creating 2 speculative fit outs with different schemes and upgrade the lift lobby in order to attract tenants and lease the vacant space.
Having worked successfully with us before on previous speculative fit outs and within the same building, 151 Property Group trusted Strutt to take the lead with the creative process, asking only for flexible spaces that would appeal to a large target market and ensuring that natural light was maximised throughout the 2 tenancies.
How were client objectives met/fulfilled? Tenancy 1 has a light interior scheme, featuring thick glazed white aluminium profile glazing with a neutral palette. The reception features timber tiled flooring providing warmth in contrast to the polished concrete that can be found in Tenancy 2. An open plan layout allows future tenants to adapt the space to suit their needs. An AstroTurf collaboration area further allows for future tenants as it is flexible enough to reconfigure or relocate.
The scheme has highlights pastel pop colours that enhance the warmth, all of which are built in to the loose textures to allow future tenants to easily remove them if they don’t fit in with their corporate branding and image.
